About

We built PH PropertyVal because the market data gap was real.

The Philippines has no public transaction-price register. If you want to know what a condo is worth, you're stuck scrolling through listings — in 2026, that should be better.

What we do

PH PropertyVal aggregates active listings from public sources, gives them a clean map UI, and offers a simple automated-valuation model (AVM) over that inventory. You can search, save filters, get daily alerts for new matches, and run quick “what is this worth?” estimates.

Where our data comes from

We collect from large Philippine listing portals (including Lamudi, Carousell, and open Facebook Marketplace groups), enrich each property with government references (PSGC administrative codes, PHIVOLCS seismic data, flood risk, and MRT/CBD proximity), and store the result in a PostGIS-backed database refreshed on a regular cadence.

We respect each source's robots.txt and rate limits. We do not republish scraped content at listing granularity — comparables on the valuation page link back to the original source.

How the AVM works

For a requested property we take the active listings in the same city with the same type and listing type, narrow by ±30% floor area and ±1 bedroom, then score each candidate by three signals: area similarity, bedroom similarity, and recency (newer listings count more). Same-barangay matches get a 1.25× bonus.

We take the top 20 by weight, compute the price-per-sqm distribution, and report the weighted median as the point estimate with 25/75 quantiles as a 50% confidence band. Model version: knn-listing-v1.

We require at least 5 comparables. Below that we return an insufficient datanotice rather than a number we don't believe.

What this is not

Not an appraisal. We do not visit properties, inspect condition, or account for legal title. For transactions that require certification, hire a licensed appraiser.

Not a sold-price history.Everything we show is someone's asking price. Sold prices in the PH are not public; do not treat our numbers as transaction evidence.

Not a rental-yield service (yet). We have both sale and rent listings but have not separated rental-comparable pools well enough to publish a yield figure. Planned.

Privacy

Sign-in uses Google OAuth. We store your email, display name, profile image URL, subscription tier, and the filters / searches / valuations you create. We do not sell your data. You can delete your account by emailing [email protected].
